How to scope retaining wall repairs & replacement before pricing
A repair assessment should distinguish appearance from mechanism. Leaning posts, opened joints, rotated blocks, rust staining, timber softness and recurring wet areas each point toward different questions about support, drainage and remaining serviceability.
Do not enter an unstable area to collect measurements. Wide photos from safe ground, a description of recent change and notes about rain are enough to begin triage; the on-site reviewer can decide whether temporary exclusion or support is needed.
Compare the top edge with a straight reference such as a fence rail only from a safe position. Note gaps that have opened, soil settlement behind the wall and any new cracks in paving. A sequence of dated photographs can show whether movement is active.
Water marks deserve their own timeline. Record whether seepage follows every shower or prolonged storms, whether downpipes changed recently and whether a blocked outlet is visible. Repairing the face without tracing the source can leave the original pressure in place.
Timber softness, steel corrosion and masonry cracking call for different investigations. Ask the contractor to identify which components are being retained and why they remain serviceable, rather than accepting a repair label that describes only the new surface material.
Partial repair can be sensible when damage is genuinely local and the remaining structure is sound. It is less persuasive when movement runs through posts, footing or drainage across the wall. The written scope should explain that boundary clearly.
Replacement pricing should include safe demolition, temporary ground management, disposal and reinstatement. Check whether fences, steps, planting and paving are protected, removed or excluded, because these interfaces often account for the practical difference between proposals.
After repair, keep dated photographs and the contractor's description of the cause and remedy. Monitor drainage outlets and the ground above, particularly through wet periods, so renewed movement or water symptoms are recognised early.
